| The En-suite Bedroom Facilities |

The En-Suite Bedroom is a spacious double room with views of Bala Lake and the Aran Mountain. There
are two windows which faces south, so the room is bright and when opened on a hot day, very cool. The bedroom is furnished with
individual period pieces of double wardrobe dressing table and chairs. There is a luxury en-suite bathroom, with views of the Arenig
Mountain. The bathroom is accessed directly from the bedroom. The en-suite bedroom was completely remodelled in 2005.
The floor area of the Aran bedroom is approximately 18 square metres.

headboard and 4-season synthetic duvets. Central heating via two radiators; one with thermostatic control; electric fan-heater; TV
with VCR, teletext and remote control; Clock-radio; Furniture: oak wood wardrobe and dressing table; pine bedside cupboards;
occasional table; chair; case rack; beverage tray & hairdryer. |

| Luxury en-suite bathroom: Whirlpool bath, Power-shower with thermostatic
control (walk-in stand alone), WC, Wash-basin with large mirror and light/razor outlet (110/230V), Central heating via a radiator
with towel rail. Heated tiled floor. |

| The Double Bedroom Facilities |

| Our second bedroom is a spacious double room with views of both the Aran and Arenig mountains. As a
double the bed is super comfortable and is complet with fresh linen. The bedroom has two windows, one which face east the other
to the noerth. The bedroom is furnished with individual period pieces in keeping with the Georgian era of the house. For visitors
using this bedroom there is a luxury bathroom with views of Lake Bala and the Aran mountains; the bathroom is shared with
the visitors of the twin bedroom. The bedroom and bathroom were completely refurbished this year (2006). |

The Bedroom: Double bed which has a mattress that is comfortable and has 4 seasons
synthetic duvets. Central heating radiator with thermostatic control; electric fan-heater if required; TV with VCR, teletext and
remote control; Clock-radio; Furniture: antique pine wardrobe; chest of draws; bedside cupboards; comfortable chair; case rack;
Beverage tray; Hairdryer and Bathrobes for each visitor.

| We also offer single or twin bedroom facilities which is comparable in specification to the double bedroom.
Bathroom facilities are shared with the guest who may be in the double bedroom. |
